Commercial site work for builders and developers

TM Contracting takes commercial sites that can keep a crew and the machines in one place: prep, grading, land clearing, demolition, drainage, trenching, and foundation excavation.

What a commercial site looks like for this crew

A useful commercial job is one lot, one plan, and enough work to stay there. That might be stripping and stockpiling topsoil, cutting a building pad, rough grading to the elevations on the plan, trenching for utilities, setting the site up for a foundation, or opening drainage so the pad does not hold water.

Thomas Mani built TM Contracting in Pittstown for that kind of site work, alongside larger residential packages and farm infrastructure. The commercial pages on this site are here so a general contractor searching for site prep or excavation can see the work plainly, instead of landing on a page written for a backyard.

If you already have drawings, send them with the quote. Project type, acreage or pad size, and the timeline are the first things the form asks for, so a multi-acre site and a small residential call do not look the same in the inbox.

How the work is sequenced

Most commercial sites here start with access. Lots often sit off a county road, with a narrow curb cut, overhead lines, and neighbors close to the property line. The crew establishes a truck route, strips organic material, and starts moving dirt to the grades the engineer called out.

Drainage is part of the same sequence, not an afterthought. Red shale and clay will sit wet if the swales, culverts, and storm lines are not opened while the pad is still open. Utility trenches go in while the site is torn up, and the pad is left so the foundation contractor can work.

Demolition of an existing building or slab can be the first step on a redevelopment lot. Debris leaves in the dump truck. The ground underneath is then graded as part of the new site, not left as a hole with a promise to come back.

Who this page is for

Send the job if you are a GC, a builder, a developer, an engineer, or an owner with a commercial or institutional site in Hunterdon, Warren, Somerset, or parts of Mercer in New Jersey, or Bucks, Lehigh, or Berks in Pennsylvania, when the haul from Pittstown makes sense. Whitehouse Station, Clinton Township, Annandale, Raritan Township, and Flemington are common commercial searches near the shop. Pittstown is home base.

Large residential packages and agricultural work still belong on the schedule. Those jobs are quoted on their own pages. This page is the one to use when the buyer is a commercial project and the site needs a crew that can follow a plan. Smaller residential work is not what this page is for.

Send the project type, town, size, and timeline. Commercial, large residential site packages, and farm jobs all go through the same quote form. Smaller residential work is not the target.
